Fletcher Priest’s refurbishment of 135 Bishopsgate was shortlisted for the 2022 RIBA London Award. The project, produced in collaboration with British Land, had been selected from a list of over 120 projects throughout London.

In order to reduce the carbon impact of the entire development, Fletcher Priest retained 90% of the existing structure and envelope of the 1980s SOM-designed building. Their sensitive intervention brought the offices in line with modern standards with an improved thermal performance and air circulation in the workspaces. Adding more efficient plant and mechanical systems contributed to making the whole building greener, whilst upgrading the outdated HVAC system allowed the creation of new garden terraces that can be enjoyed by the new tenants. 

Lighting designed by Hoare Lea Lighting, utilised a bespoke Occhio divo suspended pendant luminaire, with satinised glass and a clear oculus, allowing for maximum light transmission.
